The applicant decided not move forward with filing the final plat because they wanted to amend the lot types included in the plat and to request a code amendment to allow some of the additional lot types to be included. That code amendment was approved this past February. Because the developer is proposing several substantive changes from the previous plat, so a new preliminary plat is required.<br><br><strong>STAFF REVIEW</strong><table border="1" cellspacing="0" cellpadding="0" width="648" style="margin-left:-13.5pt;"><tbody><tr><td style="width: 100%; vertical-align: top;"><em>Comprehensive Land Use Plan</em></td></tr><tr><td style="width: 100%; vertical-align: top;"><p style="margin-left:.05in;">The Future Land Use Plan classifies this property as <strong>Medium Density Single Family Residential</strong>.</p></td></tr></tbody></table><strong> </strong><br>Staff consider this plat to conform to the comprehensive land use plan.<br><br><table border="1" cellspacing="0" cellpadding="0" width="642" style="margin-left: -13.5pt; height: 69px;"><tbody><tr style="height: 34px;"><td style="width: 100%; vertical-align: top;"><em>Development Requirements</em></td></tr><tr><td style="width: 100%; vertical-align: top;">In addition to conformance with the comprehensive land use plan, plats must also comply with applicable city regulations in order to be approved.</td></tr></tbody></table><br><strong><u>The review below is based on the first submittal from the applicant.
